Real Estate Law

SCHAEMANN LAW OFFICES provides comprehensive advice in real estate law with particular expertise in advising and representing international clients. We are especially familiar with the real estate markets of Berlin and eastern Germany.

We have been engaged in numerous real estate transactions for international and German investors. Our expertise extends equally to the purchase of commercial and residential real estate, both in the context of individual or portfolio acquisitions, as well as through asset or share deals. We have sound experience in project development, real estate financing and simple and complex real estate transactions; we are also one of the few law firms to provide advice in the organization and implementation of real estate auctions / bidding processes.

For our international clients - mainly private and institutional investors - we provide complete advice in English. Through our cooperation with a respected expert in real estate consulting we provide support in the search, selection and technical evaluation of suitable acquisitions and also assist with the economic evaluation of the properties. We undertake due diligence in all legal facets, including the examination of lease agreements, land contamination issues and public building law, managing the negotiations with all relevant parties.

During negotiations between sellers and investors we provide expert interpretation as a key bilingual partner.

Part of the focus of our work is advice in financing and collateral (see also [Banking and Finance Law]). When requested, we can provide personal contacts at real estate banks and participate in discussions with the banks.

We appreciate the complexities of contractual arrangements between the various parties. The intersection of commercial real estate law, corporate law and taxation law is of particular relevance here. We provide advice in the selection of suitable liability, taxation and corporate structures and, if desired, can set up the necessary German and/or offshore company.
